Making the investment to purchase or repair your home’s roof is a big decision. These are a few points to consider.

Here’s what to look for in a roof when buying a home:

  • Aging, granular loss, rubber boots at pipe collars deteriorating are all signs that the roof might not be in great shape.
  • Aging – find out when the roof was last replaced.
  • Granular loss – could indicate older shingles. Check the gutters for excessive shingles granules
  • Rubber boots – if these are starting to deteriorate the roof is most likely at least 15 years old.
  • Hire an independent, professional roofer (in addition to a home inspector) to inspect the roof if you are unsure of the condition of the current roof. 
  • The roof of a home protects everything inside your home.

What to do when your roof starts to leak:

  • Find the leak: Look for signs of a leak inside your home, such as puddles, dripping water, stains, or peeling paint. If water is pouring in, you can try to catch it with a bucket and trace it back to the source.
  • Contain the water: Place a bucket, pot, or other water-tight container under the leak to catch the water.
  • Remove valuables: Move anything you don’t want to get wet to a different room.
  • Cover the exterior: If you can safely reach the leak, you can cover it with a large tarp to temporarily prevent further damage. If you can’t reach it, or feel unsafe, you should contact a roofing professional. Many roofing companies offer emergency tarping services.
  • Document the damage: Take note of any damage that has occurred.
  • Call your insurance agent: If your home has sustained significant damage, you should contact your insurance agent as soon as possible.
